26 resultsAsphaltHow long does asphalt last?
A well-built commercial lot in Middle Georgia is designed for long-term performance with a proper base, correct mix, and 2–3 year sealcoat cycles. Homeowner driveways typically last long-term performance under the same care.
AsphaltWhat thickness of asphalt do I need?
2" surface over 6" of compacted base is standard for a car parking lot. Heavy truck traffic requires 3"+ over 8" of base with binder course between.
AsphaltDo you overlay or replace?
Depends on the base. If the sub-grade is sound, an overlay is cost-effective. If the base is failing, an overlay just re-cracks in a year — we'll say so on the estimate.
AsphaltWhat mix designs do you use?
Superpave — 19mm for base, 12.5mm for binder, 9.5mm for surface. Supplied by CW Matthews for full traceability.
SealcoatingHow often should I sealcoat?
Every 2–3 years for Middle Georgia commercial lots. UV, heat, and thermal cycles here degrade unsealed asphalt fast.
SealcoatingWhat sealer do you use?
GemSeal PolyTar® applied with a heated, agitated, pump-fed truck-mounted rig — same equipment class as airport work.
SealcoatingWhen can I sealcoat new asphalt?
Wait 90–120 days for the mat to cure and off-gas. Sealing early traps light oils and shortens sealer life.
SealcoatingHow long before we can drive on sealer?
24 hours for passenger cars in dry, ≥50°F weather. 48 hours for trucks and heavy traffic.
StripingWhat paint do you use?
Sherwin-Williams SetFast® waterborne traffic paint — white for stalls, yellow for curbs and fire lanes, blue for ADA. Airless-sprayed at spec mil thickness.
StripingHow long do stripes last?
24–36 months of good visibility on a typical commercial lot. Fire lanes and high-traffic entrances may need annual refresh.
StripingDo you handle ADA compliance?
Yes. Stall count, van-accessible ratio, signage, and access aisles are verified against ADA Standards on every restripe.
SchedulingHow far in advance do I need to book?
4–8 weeks in spring and fall. Emergency repairs are handled within days when the calendar allows.
SchedulingCan you work overnights or weekends?
Yes — routine for churches, schools, and 24/7 industrial clients. Overnight and weekend work is confirmed at proposal, not billed as a surprise premium.
SchedulingWhat if I need to reschedule?
Give us 72 hours where possible. Weather reschedules are automatic on our side and always free.
WeatherWhat weather do you need to pave?
Ambient temperature above 50°F, no rain during placement or first-day cure, and a dry sub-grade. Georgia's paving season is roughly March through November.
WeatherCan you sealcoat in winter?
Only on ≥50°F days with 24 hours of dry weather ahead. In practice most Middle Georgia sealcoat work runs March through October.
WeatherWhat happens if it rains during my job?
We monitor NOAA daily and reschedule proactively — typically 24–48 hours before. No cost for weather reschedules.
PaymentsHow does billing work?
Standard commercial terms: signed proposal with a small mobilization deposit, balance due on completion. Larger projects billed in progress draws written into the contract.
PaymentsDo you accept credit cards?
Yes — Visa, MasterCard, Discover, and ACH. Convenience fees are disclosed on the invoice.
PaymentsCan you provide insurance documentation?
Insurance documentation is available on request for commercial projects.
Project TermsWhat project terms are documented?
Written proposals document scope, materials, exclusions, payment terms, and any workmanship review terms that apply to that project.
Project TermsWhat isn't covered under a signed proposal?
Items outside the written scope, natural pavement settling, oil damage from vehicles, utility-cut damage from third parties, and pre-existing sub-grade issues documented at proposal.
Project TermsHow do I request a review after work is complete?
Call or email photos and job details. We review the concern, schedule an appropriate site visit when needed, and compare the issue against the written proposal terms.
MaintenanceWhat's the recommended maintenance schedule?
See our Year 1 through Year 5 plan. Baseline: first sealcoat at 90–120 days, re-seal every 2–3 years, crack seal before each winter, restripe as visibility drops.
MaintenanceDo you offer annual contracts?
Yes. Fixed annual maintenance agreements are our recommendation for HOAs, industrial parks, and multi-tenant commercial owners.
MaintenanceCan I do any of this myself?
Regular sweeping and small oil-spot cleanup — yes. Crack routing, sealcoat, and striping should be professional — the cost of doing it wrong is more than doing it right.
