Overview

What Parking Lot Striping Really Involves

Parking lot striping is where a property tells your customer whether it's cared for or neglected — before they've reached the front door. Faded, crooked or missing stripes signal deferred maintenance across the whole property; sharp, high-contrast striping on fresh sealer says the opposite. Beyond curb appeal, striping is a safety-, ADA- and fire-code compliance issue. Missing van-accessible aisles, mis-sized handicap spaces or unmarked fire lanes are code violations that can carry real liability.

We handle striping for new lot layouts (from scratch), re-stripes over existing lines, and re-stripes over fresh sealer — which is the highest-value package because the black-on-fresh-sealer contrast is unmatched. Our crews use commercial-grade waterborne traffic paint applied at proper mil thickness with airless line stripers for edge sharpness. Standard yellow, white and blue paint are stocked; specialty colors and thermoplastics available on request.

ADA is where most re-layouts start. Current ADA-Accessible Parking Design requires specific space count ratios (1 per 25 up to 100 spaces, sliding scale above), specific space widths (8 feet minimum, plus a 5-foot access aisle for standard, 8-foot access aisle for van), a level (< 2% slope) surface, proper signage with height minimums, and detectable warning strips at ramp transitions. We know the current specs by heart and we bring them to every re-stripe so you're not paying to redo work in two years when code changes.

Fire lanes are the other big code item. Fire marshals in Middle Georgia require striped and stenciled fire lanes at specific building frontages, with 'FIRE LANE — NO PARKING' text repeated at prescribed intervals in a size the marshal can read from a passing truck. We coordinate directly with the local fire marshal's office if a lot is being re-scoped for compliance.

Middle Georgia Context

Middle Georgia weather, drainage patterns, traffic, and site conditions can all affect asphalt performance. Quality Paving evaluates each property individually and recommends scope based on observed conditions, intended use, materials, drainage, and scheduling needs rather than making predictive pavement-life promises.

Our Process

How We Deliver Parking Lot Striping

  1. 01

    Layout Review

For a re-stripe we photograph and measure the existing layout, note ADA and fire code gaps, and propose an updated plan. For a new lot we design the layout from scratch to maximize spaces while meeting code.

  2. 02

    Surface Prep

Sweep or power-blow the surface. On re-stripes over fresh sealer we wait until the sealer has cured 24–48 hours.

  3. 03

    Layout Snap

Chalk-line and measurement of every stall, aisle, arrow and stencil location before a drop of paint goes down.

  4. 04

    Paint Application

Commercial waterborne traffic paint applied at proper mil thickness with airless stripers. Two coats where local specs or heavy traffic require.

  5. 05

    Stencils & Detail Work

ADA symbols, van-accessible markings, fire lane text, directional arrows, reserved / no-parking / EV / curbside pickup stencils applied by hand.

  6. 06

    Signage & Wheel Stops

ADA signage installed to code height, wheel stops set where called for, painted bollards touched up.

Frequently Asked

Questions About Parking Lot Striping

How long does striping paint last?

Commercial waterborne traffic paint on a properly prepared surface typically lasts 12–24 months before it fades enough to warrant a refresh. High-traffic lanes and drive-thrus fade faster; low-traffic overflow lots last longer.

What are the current ADA requirements?

Broadly: at least 1 accessible space per 25 total (sliding scale above), 8-foot minimum space width plus a 5-foot access aisle (8-foot access aisle for van-accessible), level surface (< 2% slope in any direction), R7-8 signage mounted with the sign bottom at 60" minimum above the surface. We bring current spec to every project.

Do I need striping over fresh sealer?

Yes — sealer covers existing lines, so a re-stripe is always part of a sealcoat package. It's also the best time to update the layout for ADA or fire code.

How long before we can drive on new striping?

Waterborne paint is typically dry to traffic in 30–60 minutes at moderate temperatures. We schedule around your business hours so the lot reopens on time.

Can you add EV charging or curbside pickup markings?

Yes. We stock EV and curbside stencils and we install custom stencils for reserved spaces, employee-only zones, no-parking, drive-thru, loading, delivery, and more.

Do you handle fire lane compliance?

Yes. We coordinate with your local fire marshal's office to make sure fire lane placement, text size and spacing meet current jurisdiction requirements.

Owner's Guide

Maintenance Tips For Parking Lot Striping

  • Re-stripe on a 2-year cycle for high-traffic commercial lots; every 3–4 years for low-traffic lots.
  • Always pair a re-stripe with fresh sealer for maximum contrast and value.
  • Address wheel-stop and signage damage during re-striping — replacing a bent ADA sign now is cheaper than an accessibility complaint later.
  • Keep a photograph of the current layout on file; it makes future re-stripes and code updates faster to scope.
  • Report any ADA space that gets blocked or painted over — accessibility compliance is a continuous obligation, not a one-time install.
