Sealcoating can be a valuable maintenance step for sound asphalt pavement. A proper sealer coat helps address ultraviolet degradation, oxidation, petroleum-product attack such as gas and oil drips, and water infiltration into the base. Actual results depend on materials, construction, drainage, traffic, climate, maintenance, and site conditions.
Our sealcoat process is not a paint job. Every project starts with a full power-blow or power-wash of the surface to remove dirt, sand, leaves and loose debris. Oil spots and fuel drips get hand-treated with an oil-spot primer that seals the porous, contaminated asphalt so the sealer bonds properly instead of peeling. Every crack wider than 1/8" is hot-poured with rubberized crack sealant before the sealer goes down — sealer isn't crack repair. Only then do we apply commercial-grade coal-tar or asphalt-emulsion sealer at the manufacturer's specified application rate, typically 0.14–0.18 gallons per square yard, in two coats on high-traffic lots.
The finish is deep, uniform black — which is what your customers, tenants or homeowners see first. Fresh sealer also provides a high-contrast substrate for fresh striping, which is why sealcoat-plus-restripe is a common commercial package.
Timing matters. Sealer needs ambient temperatures above 50°F and rising for 24 hours after application, no rain in the forecast, and a properly prepared surface. In Middle Georgia our sealcoat season runs roughly April through October. We schedule around your operating hours — overnight for restaurants and 24-hour retail, weekends for banks and offices, weekdays for church and school lots.
