ADA-Accessible parking is not optional and it's not a gray area. Every public-accommodation parking lot in the country has to meet federal ADA-Accessible Parking Design requirements, and non-compliance is a liability magnet: private complaints, drive-by lawsuits, and municipal code enforcement all target lots that don't measure up. The good news is that compliance is straightforward when you know the current spec and install to it deliberately.
The core requirements are: (1) an accessible-space count based on total lot spaces (starting at 1 accessible per 25 total, sliding scale up to hundreds of spaces); (2) at least one van-accessible space per every six accessible spaces (or fraction thereof); (3) minimum space widths of 8 feet plus a 5-foot access aisle for standard accessible (8-foot access aisle for van-accessible); (4) a level surface — under 2% slope in any direction — across the space and access aisle; (5) an accessible route from the space to the building entrance; (6) R7-8 signage mounted with the sign bottom at 60" minimum above the surface; (7) proper Blue-and-White color and ISA symbol.
Slope is where a lot of lots quietly fail. A space that measures right on the plan but sits on a 3% cross-slope isn't compliant, and a bubble level on the pavement tells the story immediately. Where slope is out of tolerance, the solution is regrade-and-repave the space (or relocate to a compliant area) — not paint-over-and-hope. We evaluate slope on site and quote the honest scope.
Signage is the other quiet failure. Missing signs, signs mounted too low, signs with the wrong pictogram or the wrong penalty text (Georgia has specific fine-language requirements) all get flagged in enforcement. We install R7-8 signage with Georgia-compliant fine text at the correct 60"-minimum bottom-of-sign height on every ADA re-stripe.
