Surface Condition

  • Overall color (deep black, gray, or bleached?)
  • Visible aggregate at the surface
  • Raveling or loose material
  • Oil and chemical stains
  • Faded striping and stencils

Cracking

  • Transverse cracks, count and total length
  • Longitudinal cracks, count and total length
  • Alligator cracking, mark on a plan
  • Block cracking, mark on a plan
  • Edge cracking
  • Existing sealed cracks holding

Structural

  • Potholes, count and locations
  • Depressions and birdbaths after rain
  • Rutting in wheel paths
  • Settlement at seams
  • Patch condition

Drainage

  • Slopes still positive
  • Catch basins clear and functional
  • No pooling water after typical rain
  • Curb and gutter intact

Compliance

  • ADA space count meets current code
  • Access aisles marked and clear
  • Signage present, mounted correctly
  • Fire lanes marked per local code
  • Path of travel unobstructed

Signage and Amenities

  • Directional arrows visible
  • Stop bars and yield markings clear
  • Speed bumps intact
  • Bollards straight and undamaged
  • Wheel stops secure

Score each section. Photograph every finding. Deliver the report to whoever owns the maintenance budget. Prioritize by safety and code compliance first, then by cost of deferral.
