It Is Not Just About Square Footage
A 30,000-square-foot commercial parking lot and a 1,200-square-foot residential driveway may look like the same product from the surface. Under the pavement, they are engineered for very different lives.
Load Design
- Residential driveways carry passenger vehicles, occasional delivery trucks, and moving vans. Typical design: 2" to 3" compacted asphalt over 4" aggregate base.
- Commercial lots carry constant vehicle turnover, delivery trucks, garbage trucks, and fire apparatus. Typical design: 3" to 4" compacted asphalt over 6" to 8" aggregate base, with heavier sections at dumpster pads and truck lanes.
Mix Design
Residential mixes tend to use a finer, denser gradation for appearance and smoothness. Commercial mixes lean coarser for load-bearing strength and rut resistance. Neither is "better" — they are engineered for their job.
Drainage
A commercial lot must handle stormwater volumes that dwarf a driveway's. That means engineered slopes, catch basins, and often a drainage plan on file with the county. Residential driveways handle drainage with surface grade alone in most cases.
Striping, Signage, and ADA
Commercial pavement is only half of the deliverable. Striping layout, ADA-compliant accessible spaces, fire lanes, and signage are code-driven and non-negotiable. Residential paving has no such requirements.
Maintenance Cadence
- Residential: sealcoat every 3-4 years, crack fill as needed
- Commercial: sealcoat every 2-3 years, crack fill annually, restripe with sealcoat
Warranty and Documentation

Can a residential contractor build a commercial lot?
Not usually. Commercial work requires larger equipment, insurance, and code experience that most driveway-only contractors do not carry.
Is commercial asphalt more expensive per square foot?
Sometimes yes because of thicker sections, but efficiency of scale often narrows the gap on large lots.
Do driveways need striping?
Only if you want to organize a large residential parking area. Most driveways do not.
