Pavement Preservation: The Strategy That Doubles Your Investment

The Preservation Philosophy

Pavement preservation is proactive, not reactive. It applies inexpensive treatments at the right point in a pavement's life to extend its useful life dramatically. Done well, preservation turns a 15-year pavement into a 25-year pavement — for a fraction of the cost of reconstruction.

The Deterioration Curve

Every pavement follows a predictable curve: strong for the first 8 to 10 years, then accelerating deterioration in years 10 to 15. The trick is intervening early, while the pavement is still in good condition, when the treatment cost is low and the life extension is high.

Waiting until the pavement looks bad can cost three to five times as much to bring it back — if it can be restored.

The Preservation Toolkit

  • Crack sealing — the single most cost-effective preservation act
  • Sealcoating — protects the binder from UV and oxidation
  • Fog seals — a lighter alternative for lower-traffic surfaces
  • Slurry seals and micro-surfacing — thin overlays for texture and skid restoration
  • Thin overlays — for pavements at the transition point
  • Localized patching — surgical strikes on failed areas before they spread

Building A Preservation Plan

  1. Establish current condition through inspection
  2. Identify the life stage of the pavement
  3. Match treatments to conditions
  4. Schedule on a rolling calendar, not a one-off basis
  5. Document everything for ownership and continuity

The Business Case

Every dollar spent on preservation delays roughly six to ten dollars of reconstruction cost. Over a 20-year property hold, a disciplined preservation program can save more money than any single capital project on the property.

Frequently Asked Questions

When should preservation start?

Year 2 for most new pavements. Do not wait for problems to appear.

What if I inherited a neglected lot?

Preservation still applies — just after any needed corrective repair. A rehabilitated lot then goes on cycle.

Do preservation plans include striping refresh?

Ours do. Sealcoat and striping are scheduled together for efficiency.
