The Real Job of Sealcoat

Sealcoat is a thin protective membrane applied to asphalt to shield it from the three things that age it fastest:

  1. UV radiation — breaks down the binder and dries the pavement out
  2. Oxidation — hardens the asphalt and makes it brittle
  3. Petroleum and chemicals — dissolve the binder wherever they contact it

A quality sealcoat, properly applied, is a sacrificial layer. It takes the punishment so the asphalt beneath does not have to.

What Sealcoat Is Not

  • It is not a crack filler
  • It is not a pothole patch
  • It is not a structural repair
  • It is not a substitute for base work

Any contractor who sells sealcoat as a fix for cracks or failures is misrepresenting the product.

When Sealcoat Delivers The Most Value

  • On a newly cured pavement (after 6-12 months) before oxidation begins
  • On a well-maintained lot between years 2 and 4 after the last application
  • Immediately following crack seal and patch work — so the entire surface is protected together

When Sealcoat Is Not The Right Answer

  • Pavement is in structural failure — reconstruction is needed first
  • Cracks are wider than 1/4 inch — those need routing and hot rubber sealant first
  • Standing water and drainage problems — sealcoat traps water in the wrong places
  • Pavement was just installed (less than 6 months old) — it needs to cure

Quality Differences You Cannot See

The sealer market has real quality differences that do not show up on day one. Refined coal tar (like GemSeal PolyTar) and premium asphalt emulsions perform very differently from bargain-grade materials that are watered down at the truck. Ask for the product name, mix ratio, and coverage rate in writing.
