- Alligator cracking — that is a base failure
- Drainage problems — sealer is not waterproofing
- Rutting — that is a mix or thickness problem
- Elevation issues — sealer adds no meaningful thickness
- Faded striping — restriping is a separate operation
Why This Matters
We routinely inspect lots where a previous contractor applied sealer over failed pavement and called it a repair. The customer paid for cosmetic cover that did not solve the underlying problem, and the failures returned quickly.
Honest sealcoating means telling a property owner when sealcoat is the wrong product for the condition in front of us. That conversation is not always what the customer wants to hear, but it is always what the customer deserves.
